How the work is delivered
The site work, slab, post-frame shell and interior are built by our build crew for the projects you contract here, with Missouri-permitted well drillers and state-registered septic installers for those trades. We do not run a showroom or a sales floor; the research, the county rules, the estimate and the design conversation are on this site and by email, and the parcel walk, the soil pits and the building are the crew's.
What we publish that others don't
- Prices. Our bands are on the cost guide and in the instant estimate. As of October 2026 no St. Louis-area barndominium builder we checked publishes one; the one with a cost page says it will not.
- The counties' rules, from the counties. Franklin's 2024 code adoption, Warren's structure-permit sequence and 2026 fee schedule, Lincoln's no-permit statement, Jefferson's $120-per-square-foot valuation and Arnold's ban, St. Charles's five-acre and 800-square-foot minimums — read from each county's code or packet, with the rows we could not verify marked as such. See permits and codes by county.
- Our mistakes. If a figure or a rule on this site is wrong, tell us through the quote form with "correction" in the message. We fix it and note the date on the page.
Where we build
Unincorporated Franklin, Jefferson, Warren, Lincoln and St. Charles counties, and inside their cities where the city allows post-frame homes; unincorporated St. Louis County and the Illinois Metro East on a parcel-by-parcel check; Washington, Ste. Genevieve, Gasconade, Montgomery and Pike counties case by case. The county pages: Franklin · Jefferson · Warren · Lincoln · St. Charles · all counties.
How a quote happens
County and parcel check → soil evaluation → design and written itemized estimate → permits → site, slab, shell, interior → final. How we build walks it; get a quote starts it.
What we are not
Not a kit seller shipping a building designed for another state's seismic zone. Not a directory that sells your request to three strangers. Not a plan shop. Not a planning blog that cannot build — the guides exist because the build is better when the owner understands the county, the soil and the money before the first post.
